Having been dreaming of the day we were in the position to build our family home we were nervous about finding the right Perth builder to get it right when the time came. We wanted a home in which we could create memories for our family and a haven we could call our own. We wanted something simple that was also effortlessly stylish. Last Year we decided we needed a new home to fit our growing family. So we went ahead and found ourselves a block in Ellenbrook, but then hit a brick wall with trying to find a home design to suit us and a Perth builder that would cater to all our needs. We previously found a home design that ticked all of our boxes and was a great display home. We needed a big block for our lifestyle and managed to find a quarter acre in Beechboro to build our dream home on. The display house was fantastic; however there was a huge discrepancy between the base cost of the house and the display spec, and no one really explained it all to us. We had many meetings about inclusions and exclusions etc. and were forced to sign a building contract before pre-start.

We were blind sighted with the site works though, as the amount went from $8,000 to $24,000 in one hefty hit. The kitchen was my weakness and it was modified several times to fit our budget. However when we got to pre-start it was apparent that the kitchen we were told we had signed up for was not in the plans provided. It was a hard pill to swallow to have a rep in our home, and blatantly lie to us to get a sale!

As I am an accountant, we spent hours going over the figures in the contract and they just did not add up. I was heart broken as we had the perfect block of land, with a below par, basic spec house that blew out of budget and was actually costing more than the display! It just did not make sense. We were still being charged for items that even the council had requested to be removed! After pre-start and all selections were made, we were phoned to say that we couldn’t have the roof, bricks or even front door that we had chosen. We were given one option, no selections. So much for being our dream house, I should have been at least able to choose my own front door!

I knew of NHBB as we were planning on building in our SMSF. I was in tears with the house after the door saga and I didn’t know what to do, so I just flicked an email to NHBB explaining the situation briefly and to see if they could help. Boy could they help. Instant life saver!! The consultant sat down several times with us and we went through how to get out of the building contract, and were advised towards builders that build quality affordable homes, without ripping us off every step of the way.

We didn’t realize there were other options and that we didn’t have to go ahead with a nightmare Perth builder. I didn’t even really know what a building broker could do for us. We were blown away by the depth of knowledge New Home Building Brokers has about the housing industry. They investigated our situation and showed us the best way to proceed. We have recently engaged the services of Tristan Kirkham of New Home Building Brokers to assist us with the design and selection of a suitable builder for our vacant block in Mindarie. In the first instance, we had intentions of building a 2 storey home as the block has ocean views to the north west. After initial discussions with Tristan it soon became apparent that a single level would be far more prudent as the block has ocean views from the ground level. Tristan sourced a very suitable floorplan that we amended slightly and the result is ideally what we had hoped for. We had been living in our old house in Jolimont for six years and loved the neighbours and the outlook over the park opposite. It became obvious to us that this block would be the place for our "next house".

We looked at Perth display homes and found parts of them to our liking but nothing that had exactly what we needed. We noticed New Home Building Brokers while searching the internet. We contacted NHBB and were visited by their Consultant, Michael Clarke. The rest has been a breeze. Michael has lead the way in all aspects of the building process.

We are most happy with the result of our decision to go with New Home Building Brokers (NHBB). Like many new home clients, we could not find a design that totally suited our requirements. Our corner lot was raised in the front requiring the garage to be located at the side of the lot. After working with many Perth builders we found this change, along with a couple of other minor changes pushed the cost of a base home to exceed the cost of their upmarket display home version.

We were beginning to conclude that building a house on a property that is not a standard square shape puts major stress on the building budget. We visited all of the Perth builders and display homes in an attempt to find a plan that would fit our requirements. No one had a plan we could use without changing it, and everybody insisted that the cost of moving the garage would be minimal. After much research we engaged the services of the first well known Perth builder. A preliminary plan was drawn up and the costing completed. They obviously did not want the job!

The next Perth builder was a little more encouraging. We payed a non-refundable deposit to have the plans drawn up, and thought we were on a winner. The plans we got back were substandard with heaps of faults. With each fix, the price went up a little more. Finally, we were at a point where we were cutting back on the standard features! With our minds targeted on the budget, we looked at the plans, and agreed we were building an ugly home without anything going for it, and for top dollar!

Then we talked to the staff at NHBB. We were told we can have what we want, and we could afford it. It was proposed that we draw up a design, put in the features we want, and lay the house out the way we would like it. In jest, we asked for much more than we ever thought we could get, and NHBB responded with a can do! It was proposed that we have a designer finish the plan properly, which interestingly cost less than the deposit we lost on the last venture. The plans were finalized, opportunities suggested, and an attractive elevation proposed. Next we had our project costed out by a number of good Perth builders, and selected the builder prepared to give us the best deal. Our new home is now in its final stages of construction, and we are really looking forward to moving in.

Not only did we get what we wanted, but our beautiful new home in Aveley has far exceeded our expectations. We are very proud of what we have all achieved. The team at NHBB have outdone themselves. This whole experience has forever changed the way we will build in the future. Never again will we deal directly with a builder, no matter what kind of sweeteners they throw in to entice us. My advice is unless you are building a home exactly to spec with no changes, do not consider proceeding without the help of someone like the New Home Building Brokers behind you, unless you like throwing bundles of good money away.

It was an easy decision to knock down my existing house to build a new one, however having never built before the process to get this done was daunting. We had been planning to subdivide our block of land in Shenton Road (Claremont) for a number of years. Having previously built 2 homes and renovated 4 others, we had had some previous experience. This time we wanted to have the plans drawn up by a designer so that we could go out to tender and obtain independent quotes from Perth builders. Due to the size of the block, we realised that it would be extremely important to find the right designer who could maximise the available space while creating interesting and usable spaces.

At this point, we were not sure where to go or how to choose a designer. There are plenty around but how to find out whether their work is good? We knew we could go to a Perth architect, and we did consult one, but the overall cost to design this 3 home project together with an architect’s fees, would result in the project becoming too expensive.

We were then introduced to Tristan Kirkham from New Home Building Brokers through a work colleague. We had a meeting and discussed the project and our concept ideas and Tristan took over from there. He discussed a number of different designers and then created a shortlist of 3 that he thought would be suitable for the type of project we had in mind. Armed with our wish list and our must have list, the designer that we eventually chose proceeded to draw up some concept plans. We had received absolutely no pressure from Tristan regarding our choice - the decision was made totally independently. He has continued to liaise with the Planning Department on our behalf and smoothed the whole process through. We are now at the point where we will choose a small, personal, individual builder to make our venture come to fruition. Andrea and I were first home buyers; however we were looking for quite different things to most people at our end of the market. After purchasing a block of land near Fremantle, we were looking to build a house, but needed a high degree of flexibility in the process. Having already sourced many of our building materials, such as bench tops, basins, wall claddings and pavers, we had very definite ideas about how our home would look, and how it would be finished. After presenting our ideas to several builders and being told “no”, we came across NHBB, and engaged their services.

From the outset, the staff at NHBB was extremely helpful and knowledgeable about all aspects of the building process. We explained to them that we were looking for an open type plan that would fit on our block, but wanted the ability to customise the layout to suit our requirements. Within one week of engaging their services, the NHBB staff showed us several plans from different builders and explained the advantages and disadvantages of each in easy to understand terms.

After considering each option carefully, we chose a plan and instructed the NHBB staff to initiate the process on our behalf. At this stage we encountered a situation where we needed to sign off our building contracts prior to our block of land settling in order to take advantage of the increased first home builders grant. To our surprise NHBB were able to arrange this easily on short notice.

Once we had signed off our initial contract and were progressing towards pre-start, the true value of the NHBB service became apparent. The wealth of knowledge the staff had to offer to us helped us avoid many costly pitfalls of building and saved us thousands of dollars. This guidance was especially useful to us as this was the first time we had undertaken a building project, however we will definitely be using the NHBB team in the future.

We purchased a fairly difficult site to build on, and for 2 months we visited every display home we could find in Perth and looked through hundreds of plans of numerous builders. We had a very specific design in mind for our corner block. We wanted a reverse living house with garage at the back.

We ended up working with three builders, of which all were very set on that fact we couldn’t build what we wanted on our block due to the high slope (4m fall back to front) of the block. We accepted this, as we assumed since they were all telling us the same thing it must be true. During this period each builder drew up plans from our brief that in a round-a-bout way matched what we wanted, but none really ‘fitted’ perfectly. Even though each builder knew what our budget was they all came out higher, one was even $200k higher than what we had originally told them – and to get it back down to within our budget we had too many things.

This process was very frustrating, the main reason being was that we weren’t getting independent advice on whether what these builders were telling us was actually the case, or whether it was that just what they wanted to do, rather than what was possible. I did some more research on what our options were and stumbled across a couple of Building Brokers, one of which was New Home Building Brokers. Interestingly enough the two other brokers we contact did not return our calls.

We met with Tristan within a week of speaking to him and it was very interesting to get ‘his opinion’ on what we had been told, with a lot of what he said making sense. He was very open with us, and we waited on getting final pricing back from two of the builders before we made any decisions. Tristan was aware of this and was happy that we took this approach.

Tristan then went and did some research of his own for us to find what we had already, that there were no products available that suited our design brief. Because our budget was so tight we decided that we needed to have our plans drawn and then use the tender process to find a builder that fitted both our budget and ability to build on our ‘terms’. Tristan was invaluable in this process, as he was able to recommend a designer that could draw the plans to our brief, at a very reasonable cost. Through this process we had a house designed exactly as we wanted, without having to worry about costly changes that you experience through a builder.

The design was finished quickly and within a month it was ready for tender, this Tristan handled and we received quotes back from a number of builders. This then enabled us to evaluate each builder on their merits and price, knowing that what we were comparing was the same across the board without hidden costs or shortcuts. Tristan’s independent advice at this point was critical in us being able to know exactly what everything meant and he pointed out all the things that a ‘person off the street’ just would not notice.

In the end we didn’t choose the cheapest builder, we chose one that was going to provide us a flexible build, in that we would be able to work closely with the builder on a number of items. Tristan throughout the process he stayed very independent and was able to offer advice on anything we asked him, and he did it in a way that was easy for us to understand. This was a very different experience to the ‘salesmen’ approach we received from the builders directly.
