You should know what you are getting into before you start the design and construction process so that your project goes as smoothly as possible. In this blog post, we will discuss three things that every person considering building a luxury home needs to know before they begin.

1. It is crucial that you can use the design of your new luxury home with any builder.

If builder designs a home they retain the copyright to that design. There is no such thing as a 'free' design. The cost of designing the home is built in. Read more about project home builders and custom builders in this blog. You cannot take that design to another builder and have them build it. That would be an infringement of their copyright.

In order for you not to be locked into a builder, you will need to hire an Architect or Building Designer and they will design your home to your requirements.

While the Designer /Architect still retains copyright of their work, their service agreement includes a license which allows you to  use the design/plans you have paid for.

What you should get is a one time license to produce your home on the block it was designed for. The advantage of going with a design you have a right to use is that you have the freedom to shop your plans. Something you can not do with a builder’s design without breaching their copyright.

2. How do you know if a Perth home builder is financially secure?

Recently in the news, there have a few commercial builders who have gone into receivership. A builder going bankrupt is bad news for everyone involved. A builder going bankrupt affects many people including its clients, employees, subcontractors, investors, suppliers, and their families as well. It is incredibly stressful and should be avoided at all costs. 

A Residential builder going bankrupt during the build of your home could cost more than just money. The time delay and the immense stress it can bring to you, your family and your relationships. It could ruin everything you have so worked hard and planned for.

But how do you know if a builder is in trouble?

That's the thing, you don't - but we should do! It's our job to know what going on in our own industry.
