How to find the right builder for you

With so many builders to choose from, choosing the right Perth homebuilder for you can seem overwhelming.

As of last week Perth has 142 display homes open for you to visit, all with representatives explaining, why they are better than the other one.

You also have to consider the 6000 plus registered builders in WA.

Many of these builders are smaller private ones, and many of you have never heard of before.

Well they all have a place to play in the market, and its critical you choose the right builder for your individual circumstances.

The best way to do this is, is to get independent information, that’s unbiased and from a company with a proven track record.

 

A few of the key things to know are;

  • Builders real trading names
  • Indemnity insurance levels. (Have they had a recent review)
  • Trading ability, many builders both major and minor owe suppliers money.
  • Workload, what do they have going and the location is it.
  • Time of year you are building in, weather plays apart in this.
  • Contracts they will use, HIA or MBA do they have any extra items and the progress payments. You don’t want it front stacked.
  • Copyright control. No design is free; don’t fall for this with any ads you see at the moment. Pay for design and own the copyright.
  • Registered builder building the home, not a supervisor
  • Variation fees. What are they?
  • Builder’s margin % what is now and what is it when you sign up?
  • Sales reps commission and payment structure. Don’t listen to I don’t get paid I’m an employee. Find out fee for home in full
  • Kick backs to any individual or parties outside the builders contract. This includes interior designers and or recommendations to use other companies from anyone outside the contract.
  • Land referral, Land estate agents pay $ thousands to builders sales reps for selling land. Its outrageous and it must be decaled in full, this is still going on and the amounts are massive in the current market.
  • Building brokers or sales reps, Is anyone in the company bankrupt or been bankrupt in the past?
  • How does communication work after you sign up? Do you get to speak to the builder and the broker during the build?
  • Can I have my own Building inspector at every stage?

 Now as you can see some of the above you might find very hard to find out, or you are thinking I can’t find this all out who’s going to tell me that.
